Find the defects before you pay the next stage.
Independent building inspections in Perth by a registered builder who still builds. Slab to handover, a report the same day, written in plain English.
- Registered WA builder, BP106012
- Same-day reports with photos
- Independent of builders and agents
Four checks, at the four stages that matter
A new home is inspected while the work is still visible. Each stage is booked when your builder reaches it, before you pay that progress claim.
Slab
Before the walls go up: slab and footing size against the engineer's drawings, plumbing and electrical set-outs, step-downs to wet areas, cracking and finish.
$495
Plate height
Once the walls reach the roof line: brickwork and mortar, cavities and wall ties, lintels, flashings and weep holes, openings and room sizes against the plans.
$495
Roof frame
Before the ceilings close it in: trusses or rafters, bracing, tie-downs and straps, ceiling joists, hangers and battens.
$495
Practical completion
Before you sign and pay the final claim: every room, the roof void and roof cover, wet areas, fit-out, finishes, and basic electrical and plumbing function.
$895
All four as a package: $2,195. Double-storey package $3,495. What each stage checks
Why owners book us
A builder checks your builder
Tom Finneran is a registered WA builder (BP106012) who runs residential sites in Perth today. He knows what a corner cut looks like because he knows how the job should be done.
Reports you can act on
Each item comes with a photo, where it is, why it matters and what to ask the builder to do. You get a phone call the same day to talk it through.
On your side only
We take no work or commission from builders or selling agents. Our only job is to tell you what we find.

Questions owners ask
Do I need an independent inspection if the builder has a site supervisor?
The site supervisor works for the builder and is checking their own company's work. An independent inspector works only for you, so defects get written down and raised before the next stage payment.
Can I get inspections if I am building with a volume builder?
Yes. As the owner you can have your own inspector attend at each stage. We send the builder a short notice with the date so access is arranged through you.
How quickly do I get the report?
The report is sent the same day as the inspection, with photos of each item and what to ask your builder. We call you the same day to go through it.
Who does the inspections?
Every report is written or checked by Tom Finneran, a registered WA builder (BP106012) who runs live residential building sites in Perth.
What areas do you cover?
Perth metro from Joondalup to Rockingham, plus Mandurah and the growth corridors including Baldivis, Ellenbrook, Byford and Alkimos. Call if you are further out.
